Since last summer, my sister and I have been on a challenging journey to renovate our family home and convert it into a one-family rental. I had never been through this process before and knew very little about what it required. Securing permits and licenses from DOB and DLCP was tedious and stressful, and it took nearly five months to obtain a Basic Business License. Then I learned recently that I had to file FP-31 personal property tax form, something I did not realize until I received a notice from the Office of Tax and Revenue informing me that I was late in filing.

I know very little about tax forms, so I immediately began contacting CPA firms. I spoke with several, but each conversation ended with promises to send information or call me back—and one did follow up but then communication stopped. I’m still waiting. I will not name those firms.

I was frustrated, overwhelmed, and running out of time, so I searched online again for CPAs and found Cory Johnson. He answered my call and immediately explained that I needed to set up a business account on MyTax.DC.gov so I could access and complete the FP-31 form. After running into technical difficulties, I called the Office of Tax and Revenue for help setting up the account. Once that was done, I called Cory Johnson back for assistance. When I asked if he would handle the filing, he instead walked me through each step of the form until I submitted it to OTR. Tax forms can be intimidating, but with Cory’s guidance, this one turned out to be much easier than I expected.
